When a Home Has Outgrown Its Wiring

A rewire is the largest electrical project most homeowners will ever undertake, and it is not one to enter into lightly. But for a great many Seattle houses it is the only honest fix. Wiring installed in the 1920s has no ground conductor, insulation that has spent a century drying out, and a design assumption that a household would run a few lamps and a radio.

Three types of wiring commonly trigger a rewire here. Knob and tube, found throughout Seattle’s pre-1950 stock, cannot legally be buried in insulation and offers no grounding. Cloth-wrapped and rubber-insulated wiring from the 1950s and 60s becomes brittle and crumbles when disturbed. Aluminum branch wiring from roughly 1965 to 1973 loosens at connections as it heats and cools, which is a recognised fire risk.

We rewire methodically, working room by room where possible to keep the house liveable, fishing new cable through existing walls to limit the damage, and coordinating drywall repair so you are not left with a patchwork. Everything is permitted and inspected.

For a typical Seattle single-family home, plan on one to three weeks depending on size, how accessible the walls are, and whether the work is phased around an occupied household. We give you a schedule with the quote and update it as the work progresses.

Most homeowners stay. We phase the work so that you always have power to the essentials — kitchen, at least one bathroom, and your heating. There will be days without power in specific rooms, and we will tell you which and when in advance so you can plan around it.

Increasingly, yes, particularly for knob and tube. Many insurers now decline new policies on homes with active knob and tube wiring, and some are non-renewing existing ones. A completed, permitted rewire generally resolves the issue and often reduces the premium. Ask your insurer what documentation they need — the permit sign-off is usually it.

Yes. A partial rewire makes good sense when the problem is concentrated — for example, original knob and tube remaining only on the upper floor while the main level was updated in a previous remodel. We will assess what is actually there and tell you honestly whether a partial rewire solves the problem or merely postpones it.
