Whole Home Rewiring for Older Seattle Houses

Knob and tube, cloth-wrapped and aluminum branch wiring replaced with modern, grounded, code-compliant circuits.

When a Home Has Outgrown Its Wiring

When a Home Has Outgrown Its Wiring

A rewire is the largest electrical project most homeowners will ever undertake, and it is not one to enter into lightly. But for a great many Seattle houses it is the only honest fix. Wiring installed in the 1920s has no ground conductor, insulation that has spent a century drying out, and a design assumption that a household would run a few lamps and a radio.

Three types of wiring commonly trigger a rewire here. Knob and tube, found throughout Seattle’s pre-1950 stock, cannot legally be buried in insulation and offers no grounding. Cloth-wrapped and rubber-insulated wiring from the 1950s and 60s becomes brittle and crumbles when disturbed. Aluminum branch wiring from roughly 1965 to 1973 loosens at connections as it heats and cools, which is a recognised fire risk.

We rewire methodically, working room by room where possible to keep the house liveable, fishing new cable through existing walls to limit the damage, and coordinating drywall repair so you are not left with a patchwork. Everything is permitted and inspected.

  • Modern grounded circuits throughout
  • AFCI and GFCI protection to current code
  • Fully permitted and inspected
  • Minimal-damage fishing, drywall repair coordinated
  • Financing available on approved credit

What a Rewire Includes

A full rewire replaces the entire branch circuit system, not just the parts you can see.

New Branch Circuits

Every outlet, switch and fixture put onto new grounded cable, with circuits split sensibly rather than everything on two overloaded runs.

Panel & Service Upgrade

A rewire almost always pairs with a new panel, and frequently a service upgrade to 200 amps to support modern demand.

Grounded Outlets Throughout

Three-prong grounded receptacles in every room, with GFCI protection in kitchens, baths, garages and exteriors.

AFCI Protection

Arc-fault protection on living areas and bedrooms — the code requirement that specifically targets the fire risk old wiring poses.

Smoke & CO Detector Circuits

Hardwired, interconnected smoke and carbon monoxide detectors, which the code requires as part of a rewire.

Permit, Inspection & Sign-Off

Documented, inspected and signed off — which is exactly what a buyer's inspector will look for later.

Rewiring Without Gutting the House

Rewiring Without Gutting the House

The fear that stops most people is the image of every wall opened up. In practice a skilled crew fishes the majority of new cable through existing wall and ceiling cavities, working from attics, basements and crawl spaces, and opens only small, strategic access points.

We walk the house with you before we start and mark exactly where access is needed, so there are no surprises. Where patching is unavoidable we coordinate the drywall and paint repair as part of the project rather than leaving you to arrange it. For occupied homes we phase the work so you always have power where you need it.

  • Access points walked and agreed before we start
  • Phased so the home stays liveable
  • Drywall and paint repair coordinated

Frequently Asked Questions

For a typical Seattle single-family home, plan on one to three weeks depending on size, how accessible the walls are, and whether the work is phased around an occupied household. We give you a schedule with the quote and update it as the work progresses.

Most homeowners stay. We phase the work so that you always have power to the essentials — kitchen, at least one bathroom, and your heating. There will be days without power in specific rooms, and we will tell you which and when in advance so you can plan around it.

Increasingly, yes, particularly for knob and tube. Many insurers now decline new policies on homes with active knob and tube wiring, and some are non-renewing existing ones. A completed, permitted rewire generally resolves the issue and often reduces the premium. Ask your insurer what documentation they need — the permit sign-off is usually it.

Yes. A partial rewire makes good sense when the problem is concentrated — for example, original knob and tube remaining only on the upper floor while the main level was updated in a previous remodel. We will assess what is actually there and tell you honestly whether a partial rewire solves the problem or merely postpones it.

Marcos L came in person to my condo to provide an estimate for my main and sink emergency shut-off water valve repairs, and was prompt, polite and very professional. Marcos patiently explained everything, and then he returned personally to do all of the work necessary and brought Chris. They made a great team and it was truly a pleasure having them in my home. Marcos clearly has a lot of experience and expertise, and with Chris expertly assisting did a great job shutting down and restarting the water for the entire building, replacing valves and pipes, and going above and beyond making extra sure any needs I had were taken care of. Marcos tool great care to only cut tiny holes big enough for the new pipes so i don't even have to hire a drywall repairman to patch them. And they cleaned up the entire working area and left it clean and tidy. I would definitely hire Bee's Plumbing again. My last experience with them was excellent as well. I hope Marcos is available next time I need a plumber. I can't wait to do my laundry today and it is wonderful to know my plumbing is safe and secure for my daily needs. No more worry about flooding or leaks! Thanks Marcos L and Chris

Jordan H. was an absolute expert when installing our toilets and shower heads. He was friendly and made us feel comfortable as first time homebuyers. He informed us of the process, was transparent when answering questions, and ensured outstanding cleanliness during installation. He even went out of his way to make the installation areas look cleaner than they were before. I’ll definitely continue to use their services for my home, and would recommend them and especially Jordan H. to anyone.
