Electrical Diagnostic — Waived With Repair
New circuits for appliances, hot tubs, generators, workshops and remodels — installed to code by licensed electricians.
Adding a major appliance to an older Seattle home is rarely a matter of running a wire. An induction range, a hot tub, a wall oven or an electric dryer all draw serious current, and the first question is whether your existing service can actually carry it. A 100-amp panel that was adequate in 1978 often is not once a modern kitchen and a hot tub are added to it.
We start with a load calculation. That tells us honestly whether we can add the circuit to your current service or whether the panel needs upgrading first — and it means you find out before the equipment is delivered rather than after. From there we size the conductors and the breaker for the actual load, run the circuit cleanly, pull the permit, and see it through inspection.
Doing this properly matters beyond safety. Undersized circuits run hot, shorten equipment life, and void manufacturer warranties on exactly the expensive equipment you just bought.
Dedicated circuits and new equipment, sized correctly the first time.
Induction ranges, wall ovens, dryers and microwaves need their own dedicated circuits. We run them properly.
GFCI-protected 240V circuits with the code-required disconnect, installed to handle a wet exterior environment.
Transfer switches and inlet boxes so a portable or standby generator powers your home safely without backfeeding the grid.
Subpanels and buried feeds to detached garages, workshops, sheds and studios.
Weatherproof exterior outlets, landscape and security lighting, and GFCI-protected circuits rated for wet locations.
Dedicated, correctly protected circuits for well pumps, sump pumps and sewage ejector pumps, coordinated with our plumbers.

This is the question that decides most installation quotes, and it deserves a real answer rather than a guess. A load calculation adds up your home’s existing demand against the capacity of your service, then tests whether the new equipment fits inside what is left.
Plenty of Seattle homes still run on 100-amp services that were sized when a single wall oven was the biggest load in the house. If the calculation shows there is not enough headroom, we will tell you straight away and quote the panel upgrade alongside the circuit, so you can see the whole cost before committing. What we will not do is squeeze a circuit onto a service that cannot support it.
Often, but not always. A hot tub or an induction range typically needs a 40 to 60 amp 240V circuit, which is a large addition to a 100-amp service that is already running a furnace, a water heater and a kitchen. We perform a load calculation first and give you a straight answer. In some cases a load management device can avoid a full panel upgrade — we will tell you if that applies to your home.
Yes. New branch circuits require an electrical permit and an inspection in Seattle and surrounding jurisdictions. We handle both as part of the job. This matters at resale — unpermitted circuits are routinely flagged during home inspections and can hold up a sale until they are corrected and permitted retroactively.
Yes. The safe way to connect a generator is through a transfer switch or an interlock kit, which makes it physically impossible to backfeed power onto the utility lines. Backfeeding is extremely dangerous for line workers and is why suicide cords are illegal. We install proper transfer equipment for both portable and standby generators.
A straightforward dedicated circuit is usually a single day. A hot tub circuit with a long conduit run, or an installation that also needs a panel upgrade, typically runs one to two days plus the inspection. We will give you a realistic schedule with the quote.
