Electrical Diagnostic — Waived With Repair
Recessed lighting, under-cabinet lighting, fixture replacement and properly braced ceiling fans — installed by licensed electricians.
Seattle gets about eight and a half hours of daylight in late December, and a great deal of that is overcast. Lighting is not a decorative afterthought in this climate — it is the difference between a room you want to be in through the winter and one you avoid. Yet most older homes here still rely on a single ceiling fixture per room, which was the standard when they were built.
Layered lighting solves it: recessed cans for general illumination, under-cabinet lighting where you actually work, and fixtures placed where they serve the room rather than where the original builder happened to put a box. We handle the design conversation as well as the installation, because fixture placement is what separates good lighting from merely brighter lighting.
Ceiling fans carry a specific requirement people often miss. A standard ceiling electrical box is rated for the static weight of a light fixture, not for a fan’s rotating mass and vibration. Fans need a listed fan-rated brace secured to the framing. Hanging one from a standard box is a genuinely common and genuinely dangerous shortcut.
From a single fixture swap to lighting an entire floor properly.
LED can lights laid out for even coverage without the shadows and hot spots that come from guessing at spacing.
Task lighting for kitchen worktops, wired into a switch rather than a plug-in strip trailing across the backsplash.
Fan-rated boxes and bracing fixed to the framing, plus the switching for speed and light control.
Chandeliers, pendants, vanity lights and flush mounts swapped out, including high ceilings and stairwells.
Damp and wet-rated fixtures, security lighting, motion sensors and path lighting built for the Pacific Northwest.
Damp-rated vanity lighting and properly ducted extractor fans — which matter in a climate this wet.

Only if the box is fan-rated, and most are not. A standard ceiling box is designed for the static weight of a light fixture. A fan adds rotating mass and continuous vibration, which works fasteners loose over time. The correct approach is a listed fan-rated box on a brace secured to the joists — we replace the box as part of the installation rather than hoping the existing one holds.
It depends on ceiling height, room dimensions, the beam angle of the fixtures and how the room is used. A common rule of thumb spaces cans at roughly half the ceiling height apart, but a kitchen with work surfaces needs a different layout than a lounge where you want soft, even light. We plan the layout with you before cutting a single hole.
Usually the dimmer rather than the bulbs. Older dimmers were built for the steady resistive load of incandescent lamps and cannot regulate the much smaller load an LED presents. Fitting a modern LED-rated dimmer matched to the fixtures resolves it in most cases. Occasionally the cause is a loose neutral, which is worth ruling out.
Yes. Vaulted ceilings, stairwell fixtures and two-storey entryways need the right access equipment and sloped-ceiling-rated fixtures, both of which we bring. It is exactly the kind of job worth not doing from a household ladder.
