Electrical Diagnostic — Waived With Repair
Panel upgrades, rewires, repairs, lighting and outlets — from the same team Seattle homeowners already trust with their plumbing and heating.
Seattle’s housing stock is old. Craftsman bungalows in Ballard, mid-century split-levels in Shoreline, and 1920s foursquares in Wallingford were wired for a fraction of the power a modern family uses. Add an induction range, a hot tub, and a kitchen full of appliances to a sixty-amp service and something has to give — usually a breaker, and occasionally something far more serious.
Our electrical division exists to fix that gap. We handle the full range of residential electrical work: diagnosing the circuit that keeps tripping, replacing a panel that insurers no longer want to cover, rewiring a house that still has knob and tube in the attic, and running the clean, code-compliant circuits a remodel needs. Every job is permitted where the code requires it and inspected before we call it done.
You get the same standards we have always applied to plumbing and heating — licensed technicians, upfront pricing agreed before work starts, and a written warranty on the workmanship.
From a single dead outlet to a whole-home rewire, here is what our electricians handle for Seattle homeowners.

Most home projects cross trades. A kitchen remodel needs new circuits and a relocated water line. A new water heater needs a dedicated circuit and new supply lines. A basement conversion needs all three. When those trades sit with different companies, the scheduling gaps and the finger-pointing land on you.
Keeping it under one roof means one point of contact, one schedule, and one company standing behind the finished work. Our electricians and plumbers work off the same dispatch, so the sequencing is handled before anyone arrives at your door.
Electrical problems rarely fix themselves, and several of these are genuine fire risks. If you notice any of them, stop using the circuit and call us.
A hot plastic smell near an outlet, switch or the panel means something is arcing. Shut the circuit off at the breaker and call immediately.
A breaker doing its job once is fine. One that trips repeatedly is reporting an overloaded circuit, a short, or a failing breaker.
Lights that dim when an appliance starts usually point to a loose connection or a service that cannot carry the load.
Outlets should never be warm. Ungrounded two-prong outlets also leave your electronics and your family unprotected.
Zinsco, Federal Pacific and Challenger panels have documented failure rates. Many insurers now decline or surcharge homes that still have them.
Original wiring with no ground, brittle insulation, and a code prohibition on burying it in insulation is overdue for replacement.
Yes. All electrical work is performed by licensed electricians working under our Washington State electrical contractor license, and we carry full bonding and liability insurance. We are happy to provide our license number and certificate of insurance before work begins.
Yes, wherever the code requires one. Panel replacements, service upgrades, rewires, and new circuits all require a permit and an inspection in Seattle and the surrounding jurisdictions. We pull the permit, schedule the inspection, and handle the paperwork as part of the job. Unpermitted electrical work is a common and expensive problem at resale.
It depends entirely on scope, so we diagnose first and quote before we start. Our $49 diagnostic fee covers a licensed electrician coming out and identifying the actual fault, and it is waived when you go ahead with the repair. You approve a fixed price before any work begins — there are no hourly surprises.
Yes, and that is often the reason homeowners call us. We run the plumbing, heating and electrical for kitchen, bathroom, basement and ADU projects off a single schedule, which removes the coordination gaps that usually cause remodel delays.
Same-day Emergency Service is available for urgent faults such as burning smells, sparking outlets, or a total loss of power to part of the home. If you smell burning or see smoke, turn off the affected breaker and call us right away.
