Electrical Diagnostic — Waived With Repair
Rough-in and finish wiring for kitchens, baths, basements, additions and ADUs — with the plumbing and heating handled by the same team.
Electrical is on the critical path of almost every renovation. Rough-in has to be finished and inspected before insulation goes in, and insulation has to pass before drywall. If the electrician is late, or the rough-in fails inspection, every trade behind them slides — and on a kitchen or bathroom that is the difference between a four-week project and a nine-week one.
We schedule remodel work around that reality. Rough-in is planned against your build sequence, the inspection is booked as soon as the work is ready rather than after a phone-tag delay, and we return for finish work when the surfaces are done. Because we also run the plumbing and heating, the sequencing between those trades is handled internally instead of being negotiated between three companies who each blame the others.
Renovations are also when hidden problems surface. Opening walls in a Seattle home routinely reveals knob and tube, ungrounded circuits, or junctions buried in the framing. Finding those while the walls are already open is genuinely good timing — it is the cheapest moment in the entire life of the house to fix them.
Full electrical scope from rough-in through inspection to finish trim-out.
Dedicated appliance circuits, GFCI-protected counter outlets, under-cabinet and island lighting, plus the range and disposal circuits.
GFCI protection, damp-rated lighting, properly ducted extraction and dedicated circuits for heated floors.
Full circuit layout, egress-compliant lighting, and the subpanel a finished basement usually needs.
New circuits integrated into the existing service, with an honest assessment of whether that service can carry them.
Accessory dwelling units need their own distribution and often a separate meter. We handle the design and the permitting.
Full rewire coordinated with your general contractor, phased so it never becomes the trade holding up the job.

The single most common regret we hear after a remodel is about outlet placement. Not enough of them, in the wrong places, or nothing where the island ended up. Once drywall is on, changing that means opening finished walls and repainting.
So we walk the space with you at rough-in and plan it properly — where furniture will sit, where you will actually charge things, whether the island needs power, where task lighting belongs, and which appliances need dedicated circuits. Twenty minutes of planning at that stage prevents the frustration that lasts as long as you own the house.
It is also the right moment to think a few years ahead. Running a spare conduit to the garage, or leaving room in the panel for equipment you have not bought yet, costs very little while the walls are open and a great deal afterwards.
Yes, regularly. We coordinate directly with your GC on scheduling, rough-in timing and inspection windows, and we work to their build sequence. We are equally happy dealing directly with homeowners acting as their own general contractor, which is common on smaller Seattle remodels.
Twice. Rough-in happens once framing is complete and before insulation and drywall — this is where all cable is run and boxes are set, and it must pass inspection before the walls close. Finish work happens after the surfaces are done, when devices, fixtures and covers are installed and everything is tested. Booking the rough-in slot early is the single best thing you can do for your schedule.
We will show you exactly what we have found and give you a clear, separately quoted option to deal with it. It is genuinely good news to find it at that moment — replacing wiring in an open wall costs a fraction of what it costs once the room is finished, and leaving it means paying far more to fix the same problem later.
Yes, and on most remodels that is the reason homeowners call us. Running all three trades off a single schedule removes the coordination gaps that cause the majority of remodel delays, and it means one company stands behind the finished work rather than three pointing at each other.
