A Seattle homeowner contacted Bee’s Plumbing with a slow-draining kitchen sink. Our technician snaked the kitchen drain line through the existing 1 1/2” ABS trap arm underneath the sink to help clear the blockage and restore proper drainage. The drain and dishwasher were thoroughly tested afterward to confirm proper drainage flow. Because drain cleaning can be affected by failing, incorrectly installed, or undersized piping, drain cleaning itself cannot be warrantied; however, replacement plumbing can be warranted when needed to ensure proper pipe sizing, grade, and quality materials.
During the service, the home’s static water pressure was also found to be approximately 95+ PSI coming from the city water main. Water pressure at or above 80 PSI requires a pressure-regulating device to help protect the home’s plumbing system from excessive pressure.
To address the high-water pressure, our tech installed a new 1” Pressure Reducing Valve directly after the home’s main water shutoff ball valve where the water main enters the crawlspace. The new regulator was set to 70 PSI, providing properly regulated water pressure throughout the home. The new plumbing was thoroughly tested for proper operation and leaks.
The completed work addressed both the kitchen drainage issue and excessive water pressure, helping improve drainage performance while protecting the home’s plumbing system from unnecessary pressure.
